Preheat the oven to 400 degrees F.

Whisk together flour and sugar in a large bowl.

Put the butter, oil, cocoa, chocolate, chocolate syrup, and water in a pan over medium high heat.

Whisk together and let it come to a boil.

Let cool slightly.

Pour the mixture over the sugar and flour and whisk well.

Add in buttermilk, eggs, baking soda and vanilla.

Whisk well to combine.

Lightly butter and flour a 9x13 pan.

Pour the cake batter into your pan.

Place in the oven and bake for about 20 minutes.

Start your icing as soon as the cake comes out of the oven.

Combine butter, milk and cocoa powder in a pot and bring to a boil.

Remove from the heat and add in powdered sugar.

Whisk well to combine.

Use a hand mixer and beat for 1 minute.

Pour onto hot cake and spread.

Tips
If you would like a fluffier cake, add an additional 1/4 cup flour.
Use a hand mixer and beat the icing for 1 minute to make it a little fluffier.
Pour the icing onto the hot cake and spread it.
